FOR SALE: ECONOMIC DEVELOPMENT AREA

Location:

The property is located 35 kilometres West of Budapest, within the administrative area of Herceghalom. Its area is 348,166 m2 (34 hectares 8.166 m2).

The Economic Development Area lies at the Western gate of Budapest, next to the Herceghalom exit from the M1 motorway. Therefore its prospects in terms of transport and logistics are excellent. This was the realization that led TESCO to building one of its largest logistical centres in Central Europe in the area.

The property's surroundings are orderly, free of any environmental concerns. On the other side of Zsámbéki road/Rózsai road, we find the residential areas of the dynamically developing settlement of Herceghalom Development:

Due to its characteristics, the Development Area is an ideal location for a commercial, storage or logistics centre. At the same time, it provides an excellent opportunity to conduct environmentally friendly industrial activities, and to place the offices and other service buildings necessary for such operations. Through utilization of its geographical arrangement and natural layout, the property could even be used for the construction of a hotel and recreational centre.

According to the valid layout plan, the Economic Development Area is categorized as a commercial or service economic area (C,S) or as an institution-dominant commercial or service economic area (l-C.S). The property has been registered under topographical lot nos. 440 and 442, on the basis provided by the layout plan. (The original topographical lot nos before the re-regulation of the area were: 013/2-3, 015/2-16 ).

Public utilities:

Taking existing capacities (DN 150 water-pipe, 0200 mm sewage network, 0110 mm gas-pipe, 20kV electricity network) into consideration, construction of the public utilities in the area can be accomplished by building a connection to the local network. The application for the appropriate licences has already been submitted.

The property is owned by a private investment group with uniform representation. The conditions of ownership are orderiy.
