Change in the use of buildings in the village and in the vineyard hills in the Balaton-Uplands FERENC SCHILDMAYER The changing of use of the buildings is a process which started a few decades ago and means the purchasing of real estate in the countryside by city dwellers. Real estate is sold in villages with dwin­dling number of inhabitants. Two categories of real estate are differentiated: inside or outside (vineyard) the village, which difference is relevant for the way of their use. Vineyard buildings are used most of the time as holiday houses while a part of village houses will serve as permanent dwelling. The change of use plays an important role in the preservation of the features of the village and of the vineyards. We identify in this respect two extreme possibilities: at best, the new proprietor preserves the original state and he might even go so far as to correct earlier, improper interventions. At worst, he does not care for the surrounding scenery and for the architectural values of the old building, breaks it down and erects a new house. Even if this new house fits into the scenery and consideration is taken for the environment, there is hardly a chance to preserve the original condition of the scenery. To the cellar and presshouse on the vineyard hill belonged always a vineyard of considerable size, which, in our days, is going to be divided up, always followed by construction work. We should consider this unstoppable process as being a natural state, therefore, its regulation is absolutely necessary. Am important point is the preservation of the architectural values of individual buildings and this is a question of first importance to be raised when there is a change in their use. A change of use always means a modernization of the building too. It is thus a basic question to find a professional architec­tural solution which would neither destroy the traditional features of the village nor ignore the scenic conditions. When modernization is carried out, it is decisive to know the traditional structure of the old buildings and to use appropriate material, the more, because the use of local building material is typi­cal for these buildings. It would be extremely important to guarantee an appropriate regulation of the process of change of use because the efforts of finding excellent architectural solutions for the individual buildings are wasted as well as their conformity to local traditions and forms when the lands, pertaining to them become gradually smaller and the earlier hardly developed vineyards become more and more heavily built-up and with this the characteristics and the configuration of the terrain more or less disappear. 320
